Booking and Cancellation Terms

By making a reservation, the guest agrees to the terms and conditions governing their stay at the property.

1. Minimum Stay

The minimum stay is 5 nights. Reservations for shorter stays may be accepted upon request.

2. Taxes and Charges

The final price includes the following taxes and charges:

VAT: 13%
Environmental Fee: €8 per day

Any taxes, fees or additional charges required by applicable legislation shall be borne by the guest.

3. Payment and Cancellation Policy

25% advance payment of the total reservation amount is required to confirm the booking and is non-refundable.
The remaining balance will be automatically charged to the credit/debit card provided 30 days before arrival.
Cancellations made less than 30 days before arrival are non-refundable.
If the remaining payment cannot be successfully processed, the booking will be automatically cancelled.
If the reservation is made less than 30 days before arrival, the full amount of the reservation is payable and is non-refundable.

4. Booking Confirmation

The reservation confirmation includes the dates of stay, number of guests and total reservation amount. Before arrival, the guest will receive a message including access information such as the code of the key locker.

5. Check-in and Check-out

Check-in: from 2:30 PM onwards.
Check-out: at 10:00 AM.
Early check-in or late check-out may be available upon prior arrangement and subject to availability.

6. Number of Guests

Each apartment can accommodate up to 4 guests.
Only the number of guests stated in the reservation may stay at the property, and the maximum occupancy of the apartment may not be exceeded.
Accommodation of additional guests requires prior notification and approval.

7. Use of the Property

The property is intended exclusively for accommodation purposes.
Guests are required to use the property, equipment and facilities with care and in accordance with the instructions provided.
Parties, events or gatherings are not permitted without prior approval.

8. Cleanliness and Damages

The property is provided clean and in good condition. Guests are kindly requested to maintain it in the same condition throughout their stay.
Any damage or loss caused by the guest may be charged to the person responsible for the reservation.

9. Common Areas and Swimming Pool

The swimming pool area must be kept clean and tidy.
Guests are advised to take a shower before entering the pool.
Children under 15 years of age must use the swimming pool under the supervision of an adult.
Use of the swimming pool is entirely at the guests' own responsibility.

10. Pets

Pets are not permitted at the property.

11. Smoking

Smoking is not permitted inside the property. Guests are required to comply with the applicable smoking rules in the outdoor areas.

12. Quiet Hours

Quiet hours are from 11:00 PM to 8:00 AM.

Guests are required to respect the peace and privacy of neighbours and other guests and to observe the designated quiet hours.

13. Safety and Personal Belongings

Guests are responsible for the safety of their personal belongings during their stay.
The owner or property manager shall not be held responsible for the loss or theft of personal belongings unless caused by their own fault or negligence.

14. Personal Data

Guests' personal information is collected and used solely for the purpose of processing and managing the reservation and in accordance with applicable data protection legislation.

15. Changes or Amendments

The owner reserves the right to amend these terms when required due to changes in legislation or in the operation of the property.
The terms applicable to each reservation are those communicated to the guest at the time the reservation is made.

16. Acceptance of the Terms

By completing a reservation, the guest confirms that they have read, understood and accepted these booking and accommodation terms and conditions.
